Everyone else, sorry for no update last week, as you may remember the Wallmer clan took a brief vacation. I'm not sure if I should admit this, but Simone and I originally planned to get out of Brisbane because of CHOGM. OK, so I'm a scaredy cat right? Well when CHOGM was canceled, it was NOT on the cards to cancel the "holiday". Anyway, we headed to Cooee Bay (where? everyone's asks?) a small seaside village right next to Yeppoon in central Queensland. Its where they hold the International Cooee calling championships of course! What a charming spot! We stayed in a fibro "beach shack" right on the water. It had been just fully refurbed, and it was great with all the mod cons. Here is the view from the house, right onto the beach. Molly called it "her beach". Fishing, swimming, collecting shells, sandcastles, we had a ball. It was great to get some quality time with the family.

Right back into the thick of it here on Saturday again though, and what a day! I wanted to give some advice to any buyers in a multiple offer situation and it is not a public auction (once again) Currently we are seeing multiple offers on most every property we are selling. Here are a few tips to help you buy the property you want.
1. Forget "negotiating", you simply have to be the highest offer to win. Put in your best offer up front, as sometimes you may not get another chance to bid. If there is any negotiating from the owner, it will normally be with the best offer only.
2. Whatever you top offer is, there is very likely to be someone else with the same money offering, so s-t-r-e-t-c-h yourself.
3. Don't be afraid to offer MORE than the asking price if you feel the value is there. Many properties are sold for more than the asking price.
